Storage Shed and Fence Info

STORAGE SHED INFO

IF THE STORAGE SHED IS LESS THAN 200 SQ. FT. IT DOES NOT REQUIRE A BUILDING PERMIT BUT MAY REQUIRE CONSERVATION COMMISSION AND BOARD OF HEALTH.

Any storage shed 200 square feet or more needs a building permit with the following approvals:

  1. Board of Health - to assure that the shed will not be placed ON or WITHIN the setback requirements to the components of the septic system or well the Board of Health needs to sign application with their approval
  2. Conservation Commission - IF the shed will be located within 100 feet of ANY wetland or buffer then it will need the ConComm to sign application with their approval
  3. Zoning - indicate location of storage shed on a plot plan showing the setbacks to the lot lines
  4. Building - plans of foundation and framing with as much detail as possible

FENCES

Fences are not regulated by the Town of Westminster Zoning By-laws or by the Massachusetts State Building Code. UNLESS the fence is 6 feet high or more; then it is regulated as a structure (building permit is required).

We do SUGGEST that homeowners place the fence a few feet in from their lot line so that they can maintain it without going on their neighbors property (i.e. painting). Also, we suggest that they put the “good side” out.
